Introduction - About You & Your Mortgage!

Did You Know That For Most Home or Commercial Property Loans - Private Mortgage Insurance (PMI) Is Required?
But - Your Not Protected --
Who Does It Protect? The Lender!

 Did You Know?

2) The Lender Selects & Negotiates with the Broker/Insurer

3) Who Pays for PMI Coverage?

4) What Happens If I cannot Make Mortgage Payments - For Whatever Reason?

  5) What Can YoDo To Protect Yourself and Your Property(s)?

(Note - See Below For More Details & Suggestions)

1) Most Mortgage Insurance Policies Protect The Lender  - According to the Consumer Financial Protection Bureau, "Mortgage insurance protects the lender, not you... Mortgage insurance, no matter what kind, protects the lender – not you – in the event that you fall behind on your payments. If you fall behind, your credit score may suffer and you can lose your home through foreclosure."

2) The Lender Selects & Negotiates with the Broker/Insurer - ICI Florida Lifestyles & Ameris Bank tells us - "Unfortunately, as the borrower, you cannot shop around for your mortgage insurance. Only the lender can. However, you can request a specific PMI provider if you qualify for their product and they are offered by your lender."

3) Who Pays for PMI Coverage? - You Pay - LendingTree explains, "Though most people pay PMI as part of their monthly payment, paying it upfront may be a better option if you have the extra cash and want the lowest possible housing expense."

4) What Happens If I cannot Make My Mortgage Payments - For Whatever Reason? If You Can't Pay Your Mortgage, You're Out - The  Property goes into foreclosure and the Lender collects on PMI. ! I've witnessed this happen bout MPI - to clients - Could it happen to you?

They use 100 percent of the heat they produce, which creates almost no loss in heat transfer to zone heat at a low cost...Infrared heaters do not heat the air and instead emit infrared radiation that only warms the objects the radiation touches. The physics involved is similar to the way sunlight warms objects, which means there is a natural feel to being warmed by the heat from an infrared space heater."

The Pros, A Myth & The Cons of Infrared Heaters

The PROs -- According to DB Design Builders - Here are the advantages:                                                                           1) Efficient Heating - "While traditional heaters are rendered ineffective by drafty conditions, infrared heaters emit a radiant energy that won’t be blown away in the wind. For this reason, infrared heat is one of the most effective ways to heat a screened porch, patio, or any other setting where warmth cannot be contained and re-circulated efficiently most effective ways to heat a screened porch, patio, or any other setting where warmth cannot be contained and re-circulated efficiently - energy that won’t be blown away in the wind. conditions, infrared heaters emit a radiant energy that won’t be blown away in the wind.      2) Environmentally Friendly - "Unlike gas heaters and fireplaces, infrared heaters do not emit carbon monoxide, other hazardous greenhouse emissions, or odors. Rather, infrared heating systems release a radiant heat that does not harm the environment and is safe for both indoor and outdoor usage."
     3) Easy on the Eyes - "While halogen and short-wave heaters often emit harsh light, infrared heaters give off a glow that is nearly invisible to the naked eye. This invisible light is absorbed by skin, clothing, and other objects, warming them in a safe and gentle way."
     4) Cost effective - Many types of infrared heaters convert more than 90 percent of input energy into heat, making them a cost-effective and energy-efficient alternative to older brands of space heaters.

Safely Enjoy Infrared Heat
A MYTH - Infrared Heaters Emit Harmful Radiation -- According to ecolivingexpert, "Infrared heaters emit far-infrared radiation. This type of radiation is part of the spectrum of infrared radiation which includes near-infrared, mid-infrared, and far-infrared. Far-infrared radiation is felt as warmth, similar to the sun’s heat, and is a healthful and harmless type of radiation."

The CONs - According to EatHappyProject --
    1) Prolonged exposure - Staying in front of infrared heaters may cause some skin issues like burns.
     2) Dissipating Heat - As soon as you turn the switch off, the heat goes off instantly. You must keep the heater on as long as you need the warmth.
     3) No distance heating - You must stay within the reach of the infrared radiations just to get the right amount of warmth.
     4) They emit intense light -  This might be disturbing if you are looking for a dark room.
     5) Direct Contact - Any direct contact like touch is not safe.

12 Ways To Hit Your Weight Loss Goals and Get Into Shape! At Any Age - Invest In Yourself!

Like it or not - the pandemic related isolation has opened the door to a more sedentary lifestyle!

Introduction - For many of of us - men & women/ boys and girls - this reduced activity has not only made our favorite clothes tight, it has put our
health at jeopardy.

Falling into a sedentary lifestyle is easy, but there are serious health risks associated with living an inactive life.

An increasing number of people work jobs and have lifestyles that are less physically active than they were in the past. Many people are not aware of the health risks associated with sedentary living. It's not just about how you look!

According to the director of the Center for Obesity Research and Education at Temple University, David Sarwer, "Weight changes have come with good reason, as people’s diets, activity levels, sleep habits, and daily routines have been turned upside down by the pandemic".

Sarwer continues, “The stress, isolation, and challenges of making life work over the past year have necessitated changes in our behavior'

Covid has merely added to the problem! Just look at the top New Year's resolutions in the past? Each year many people pledge to loss weight and get fit! If your like me - Most Resolutions Soon Fail!

According to John C. Norcross, PhD, professor of psychology at the University of Scranton "...about a third of New Year's resolvers make weight loss their primary goal, and about 15% aim to begin an exercise program".

Related Health Risks associated with sedentary living and physical inactivity. According to the World Health Organization, the sedentary lifestyle, unnecessary weight and a lack of exercise will cause or lead to:

➳ Double the risk of cardiovascular diseases

➳ diabetes - with all of  the side  effects

          ➳ Obesity

➳ Increased risks of colon cancer

          ➳ High blood pressure

          ➳ Osteoporosis

          ➳ Lipid disorders

          ➳ Depression and

          ➳ Anxiety

I'll add to the list -

         ➳ Problems sleeping

           Lower metabolism
           Less Flexibility

If you are like me and have been guilty of unfulfilled good intentions - What Can You Do? Here's how you can take lasting action,

Something to Remember - According to Fitness 19 (A national fitness club chain) "It takes anywhere from 17-21 days to form a habit. Some people may be able to get going quicker, and it may take others a little longer. Either way, once a habit is formed, it’s hard to break... Maybe this is why New Year’s resolutions often fail. The resolution is either unattainable, or the resolute exerciser never forms the habit."

Here's what finally worked for me and many of my friends - Try All or Part and Add Gradually to Your Routine -

     A) Reduce the portions you eat -Reduce - not eliminate - the Carbs!
